A few things to bear in mind as you look through
this information:
- Properties on Marthas
Vineyard tend to stay on the market longer
than in off-island communities. This information
is reflected in the Days On Market (DOM) information
that is included in the town
data and
can also be found in the property details
in our properties database. Neither buyers
nor sellers should consider a property that
has been on the market for over 10 months
to be stale. Island transactions
tend to be greatly affected a by seasonal
activity influences that affect both
buyers and sellers resulting in longer
sales periods.
- Overall, island property
values remain quite solid, and are continuing
to appreciate, albeit more slowly than
during the peak of 2000. Favorable interest
rates and a strong housing market continue
to support prices, and most "sold" prices
are within a reasonable percentage of asking
price. Properties on the higher end of
the market—those priced over $1.5mm—have
seen the greatest softening, with some
price reduction and/or price negotiation
sometimes needed to complete a sale.
